What Was Built Here
Lee's Summit is a different animal from the older core of the metro. Across the wider Kansas City service area the median house dates to 1973, but Lee's Summit itself centers on 1994 construction. That's two decades newer, and it matters. Houses built in the early-to-mid '90s came standard with torsion spring systems rather than the older extension-spring setups you still find on 1960s and '70s stock elsewhere in the area. Garage doors here are more likely to be factory-insulated steel sections, not the thin single-layer panels common on older builds. Openers from that era are chain or belt drive with early keypad and remote electronics - not the newer wall-mounted control panels, but not the ancient screw-drive units either. We travel out to Lee's Summit from Kansas City, about 17 miles, and what we load on the truck for a Lee's Summit call is different from what we'd bring to a 1970s neighborhood closer to the city core. Parts availability is actually better here - torsion hardware from the '90s is still a common size, not something we have to special-order.
What We Will Not Take On
We don't stock parts for pre-1980s extension-spring hardware on the truck for Lee's Summit calls, because it's not what's out here - if a house turns out to be an older outlier with that setup, we may need to schedule a return trip once we've got the right spring on hand. We also won't replace a working opener just because it's old; if the motor runs and the sensors can be realigned, that's the cheaper fix and the honest one. And we don't do cosmetic panel matching for doors where the original manufacturer no longer makes that profile - we'll tell you straight if a full replacement is the only way to get a uniform look.
How Soon We Can Come Out
We run out of Kansas City, roughly 17 miles from Lee's Summit, so we don't keep a truck stationed here and won't promise a same-hour arrival. What we can tell you is that once we're on site, most Lee's Summit jobs move fast because the hardware is common and the parts are ones we already carry. Call ahead and we'll give you a real window based on where the truck is that day, not a canned estimate.
